What is a Corporate Let?

It sounds a bit intimidating right? But simply a ‘corporate let’ is when you let your property to a company rather than an individual.
Example: you have a property that you’d like to let. The local hospital needs to house some of their nurses for 12 months. An intermediary company (us) links the two of you together. Our company becomes your tenant, and we take on full responsibility for the day-to-day management of the property for the duration of the nurses’ stay.
Corporate lets usually last between 12 months and 5 years, so it’s a great option if you’re looking for mid to long-term stability. However, everything is open to negotiation and consultation with you, the Landlord, so if you're looking for something a bit shorter, a corporate let may still work.
Landlord: What are the benefits of a corporate let?
- You have your agreed rental income coming in for the whole time period - no need to worry about missed rental payments!
- The company housing their staff are usually well-established organisations with track records and deep pockets – they pay well and on time.
- The people moving into your property have been recruited by the company themselves, going through reference checks and work history – you don’t need to worry about seeking additional references and right-to-reside paperwork.
- You don’t have to worry about day-to-day management of the property- that’s our job – leaking tap – we’ll fix that, problem with the bin collection- we’ll ring the council.
- We can keep you in the loop with monthly updates, or you can be totally hands-off and just watch the money roll in!
- You pay ZERO agency fees!
- No hefty tenant find fees as we find the tenants for you.
- No missed rent payments, so you can rest easy knowing that you will receive your rental payments on time every time.
So why don’t more people do this?
If you’re new to the Landlord game, then you might simply not be aware that you can rent out your property this way. Does the landlord have to pay a fee?
You pay zero, zilch, nothing. We receive a finders fee from the company on whose behalf we are working – you don’t pay us anything for our service.
The only circumstance where you would need to pay up-front is if your property doesn’t yet meet standard rental requirements, which are the same requirements that your property would have to meet to rent to a normal tenant anyway e.g. you’d need to pay for a gas and electrical safety certificates, you may need to redecorate, or address a safety concern like a wobbly hand rail – we are able you advise you on this matter.
